West Bend, WI Real Estate & Homes for Sale

West Bend is the Washington County seat and its largest city, a short drive northeast of our Slinger office. This page covers what the listing portals leave out: how West Bend works as a place to live, what homes are listed for right now, and what to check before you buy or sell.

Why people move to West Bend

  • The most choice in the county: with more than 32,000 residents, West Bend has more homes and condos on the market than any other Washington County community, at a wider range of prices.
  • A working downtown: shops, restaurants and the Museum of Wisconsin Art sit along a riverwalk on the Milwaukee River.
  • Commute: Highway 45 runs along the west side of the city, and Milwaukee is about 30 minutes south.
  • Parks and trails: the city counts about 1,200 acres of parks, and the Eisenbahn State Trail runs through the middle of town.

What homes cost in West Bend

As of early October 2026, about 57 single-family homes with a West Bend address are for sale. Many homes in the city are listed between about $275,000 and $500,000. The full range runs from about $160,000 to well over $1 million, because West Bend addresses include lakefront homes on Big Cedar Lake and estate properties outside the city.

About 45 condos are also on the market, listed from about $150,000 to $615,000, with an average near $295,000.

These are asking prices for active listings, not sold prices, and they change daily. For a number on your own home, get a free home valuation from a local agent.

Neighborhoods and housing types

  • Older city neighborhoods: homes from the early 1900s through the 1960s near downtown, usually the most affordable single-family homes in West Bend.
  • Established subdivisions: areas such as Villa Park, Park Lawns, Creekside and Muth Woods, with homes from the 1950s through the 2000s.
  • Condos: the largest condo market in the county, from one-bedroom units under $200,000 to newer ranch-style condos.
  • Lake and acreage: homes on Big Cedar Lake and larger lots in the surrounding towns carry a West Bend address. See our Big Cedar Lake homes page.

A West Bend mailing address covers the city, the Town of West Bend and parts of neighboring towns. Taxes, utilities and services differ between them, so confirm the municipality on any listing you are serious about.

Schools

The West Bend School District serves the city with several elementary schools, Silverbrook Intermediate, Badger Middle School, and East and West High Schools, which share a single campus. Some West Bend addresses fall in other districts, including the School District of Slinger, so check the district for a specific property before you write an offer.

Things to do

  • Museum of Wisconsin Art: a downtown museum on the river dedicated to artists with ties to the state.
  • Riverwalk: a paved path along the Milwaukee River through downtown, connecting to Regner Park.
  • Eisenbahn State Trail: a 25-mile rail trail heading north toward Fond du Lac County, with about five paved miles through the city.
  • Regner Park: the city's main park, with a swimming pond, an outdoor stage and events through the year.
  • Ice Age Trail and Ridge Run Park: wooded hiking on the west side of the city.
  • Lac Lawrann Conservancy: a nature preserve with trails on the north side.
